1. What LandBankSearch is (and is not)
LandBankSearch is a search and discovery tool that aggregates publicly available property listings published by land banks and similar public agencies across the United States. We collect, normalize, and display this public information in one place so it is easier to find.
- We are not a real estate broker, agent, or lender. We do not list, sell, buy, or hold any property, and we do not participate in, facilitate, or take any fee from any transaction.
- We are not affiliated with any land bank or government agency. All purchases happen directly between you and the relevant land bank, under that land bank’s own rules and process.
- Nothing on the Service is legal, financial, tax, or investment advice. Content is provided for general information only. Consult qualified professionals before purchasing any property.
2. Accuracy of listing data
Listing data comes from public sources that change frequently and are outside our control. Prices, availability, boundaries, photos, assessed values, flood zones, and other details may be incomplete, outdated, or incorrect, and a property shown on the Service may no longer be available. Always verify every detail with the official land bank source — each listing links to it where one exists — before making any decision or payment. We make no representation or warranty about the accuracy, completeness, or timeliness of any data on the Service.
3. Acceptable use
You agree not to:
- use the Service for any unlawful purpose or in violation of these Terms;
- misrepresent the Service or its data as an official land bank or government publication;
- interfere with or disrupt the Service, circumvent its security, or impose an unreasonable load on our infrastructure (including bulk scraping that degrades the Service for others);
- resell or redistribute the Service’s aggregated dataset as your own without our written permission (the underlying public records remain public).
4. Email alerts and saved searches
You may subscribe to free email alerts for new listings. Subscriptions require confirmation, every email includes an unsubscribe link, and we may modify or discontinue alerts at any time. See our Privacy Policy for how we handle your email address.
5. Intellectual property
The Service’s design, editorial content, and the selection and arrangement of its data are owned by LandBankSearch. Underlying property records are public information published by their respective agencies. Third-party names and marks (including land bank names) belong to their owners and are used only to identify the source of public data.
6. Third-party links
The Service links to external websites, including official land bank pages. We are not responsible for their content, availability, or practices.
7. Disclaimer of warranties
THE SERVICE IS PROVIDED “AS IS” AND “AS AVAILABLE” WITHOUT WARRANTIES OF ANY KIND, EXPRESS OR IMPLIED, INCLUDING WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, ACCURACY, AND NON-INFRINGEMENT.
8. Limitation of liability
TO THE MAXIMUM EXTENT PERMITTED BY LAW, LANDBANKSEARCH AND ITS OPERATORS SHALL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES, OR ANY LOSS OF PROFITS, DATA, OR OPPORTUNITY, ARISING FROM OR RELATED TO YOUR USE OF THE SERVICE OR ANY PROPERTY TRANSACTION YOU PURSUE — EVEN IF ADVISED OF THE POSSIBILITY OF SUCH DAMAGES. OUR TOTAL LIABILITY FOR ANY CLAIM SHALL NOT EXCEED ONE HUNDRED DOLLARS ($100).
9. Changes to the Service and these Terms
We may change or discontinue any part of the Service at any time. We may update these Terms by posting a revised version with a new “last updated” date; continued use after changes means you accept them.
10. Governing law
These Terms are governed by the laws of the United States and the state in which the Service’s operator resides, without regard to conflict-of-law rules.
